(1) Vendor needs to provide parking garages condition audit services to the government authority located in Billings, MT.- Meet with representatives of the city to review project objectives and to gain an understanding of the history of the construction of the projects including any previous maintenance, repairs, or evaluations.- Coordinate with the Parking Supervisor to ensure continuity of service during the auditfor users of the facility.- Review existing drawings, specifications, shop drawings and previous repair documents, if available, to be knowledgeable of the type of construction and the potential deterioration of the structures.- Conduct a thorough field evaluation, document the physical condition of structural elements within the parking structure and conduct limited non-destructive testing. This examination will consist of:- Perform a visual evaluation and document the condition of other building components including the drainage system, electrical system, stair, and elevators, building exterior, concrete bumper walls and similar construction.- If indicated as necessary by the field evaluations, perform exploratory borings of select locations in the floor slabs and ceilings to observe hidden conditions or to fully explore defects detected in the visual survey. Document the visual condition of the post-tensioning tendons, sheathing, mild-steel reinforcement, and anchors. If necessary, provide direction and coordination to subcontractors for the excavations, documentation, preparation and patching of these test areas.- Review and recommend any repairs immediately necessary for user safety. These may include, but not be limited to serious trip hazards, loose hanging concrete, deteriorated stair treads, or severely deteriorated members whose structural integrity.may be impaired.
